Difference between Online Registered Rent Agreement and Offline Registered Rent Agreement.

Offline Leave and license is traditional method of preparing rent agreement, where both the parties Licensor and Licensee will have to go to their nearer sub registrar office with the hard copy of the documents Draft / Id Proof and Property Proof Electricity Bill and Index2 or Tax Receipt etc. and presented before the Sub-Registration Office and then once approved, the documents are stamped and assigned with Registration Numbers. The final registered hard copy is then scanned and then uploaded in the Government server and can be accessed whenever required. In this Process Hard copy is always considered as Original copy which is stamped and signed by the SRO

Online Registered rent agreement:

Due to the increase in volumes of Sub-Registration offices in Pune and Mumbai, Maharashtra revenue department IGR Dept. had introduced this Online Registered Rent Agreement or Online Leave and License Agreement was introduced with the concept of making the entire Registered Rent Agreement (Leave and License Agreement) outside the Sub Registrar Office at the convenience of one’s home or any other place like office. The whole process is simplified by just data entry and then biometric verification of the Owner and Tenants, by cross verifying the UID data (Adhaar Data) the agreement can get registered from govt.

  1. Can be done from anywhere provided the Owner and Tenants of the property are available to give Biometrics Fingerprint Scans and Photos.
  2. Very nominal cost. No any extra scanning and miscellaneous charges
  3. Soft copy is the primary copy. Hard copy can be made by taking a print out.
  4. Everything is prepared online including the Round Stamps.
  5. The Online Registered Rent Agreement or Leave and License Agreement can be prepared all 24 hours – 7 days a week, as long as the Government server is running and there is no server maintenance.

For adding any extra terms only 1000 characters’ space is allowed which may not enough if you are very strict and conscious about draft terms. For commercial rent agreement this standard agreement draft conditions many not that much enough or satisfactory due to above mentioned restrictions.
